How much is your property worth right now? Most of us answer that by jumping onto a property portal, ringing an agent, or digging out the last bank valuation. And the value sitting in your Moorr property card is often a number you typed in once and haven’t looked at since.
So we’ve brought the answer into Moorr. The new Property Value Estimate tab on your property card gives you an estimated value for your property today, a range around it, and the context you need to make sense of it: how it compares to your recorded value and the local market, how much growth and equity you’ve built, and how your value has moved over time.
Where to find it
- Log in to Moorr on the web here >
- Open MyFINANCIALS and click on your property card.
- Select the Property Estimate
You’ll find it right next to the Rental Estimate tab (previously called Rental Analysis), so your two estimates now sit side by side.

What you need on your property card
Moorr builds your estimate from details about your property, so the more accurate they are, the better the estimate. You’ll need:
- The property’s address
- Property type (for example, House or Townhouse/Terrace)
- Bedrooms and bathrooms
- A price and the date it applied: what you paid and when you bought it, or a bank valuation or agent’s appraisal you’ve recorded
If anything is missing, Moorr will ask for it when you open the tab. You can also check or update these details at any time by clicking the property details strip at the top of the tab, and your estimate will refresh straight away.
How the estimate works
Your estimate starts from a price you know, like your purchase price or a valuation you’ve recorded, and carries it forward on how similar homes near you have sold since then. It’s worked out fresh every time you open the tab.
If you record a newer value, such as a recent bank valuation, Moorr uses that as its new starting point. The more recent your starting price, the less of the estimate has to be worked out.
What you’ll see
Your estimate and range
Today’s estimated value, the date it’s as at, and a range from low to high. The range is a reminder that no estimate is exact, so you know how much room to leave before acting on the number.
Your value compared
One scale that shows three figures together: Moorr’s estimate, the median sale price for similar homes near you, and the Current Value recorded on your property card. At a glance, you can see whether your recorded value has fallen behind the market, and by how much.
Property snapshot
Four quick figures that put your estimate in context:
- Growth since you bought: how much your property has grown since purchase, in dollars, as a percentage, and per year.
- Your equity: your estimated value less the balance of any loans linked to the property.
- Median, similar homes: the middle sale price for homes like yours nearby over the last 12 months.
- Days on market: how quickly homes like yours are selling.
Your value over time
A chart of your estimated value over the years, alongside the values you’ve recorded and the median for similar homes nearby. It lets you judge today’s figure against its own history, not in isolation.

A quick example
Take a three-bedroom house in Brunswick East, bought in March 2019 for $980,000. The owners last updated its value in July 2021, after a bank valuation of $1,118,000, and haven’t touched it since.
Today its estimate is $1,250,000, with a range of $1.00m to $1.50m. That’s $132,000 more than the value on their card, and growth of $270,000, or 28%, since they bought (3.3% a year).
With $640,000 owing on the linked home loan, their equity is around $610,000, and the loan is 51% of the property’s value. Similar houses nearby sold for a median of $1.34m over the past year, across 33 sales, and typically sold within 23 days.
Keeping your Current Value up to date
Your property’s Current Value feeds your net worth, equity and borrowing position across Moorr, so it matters that it doesn’t drift years out of date.
Click on Apply estimate as my Current Value on the Property Estimate tab at any time to update your current value and its as at date. You can apply Moorr’s figure as it is, or choose Enter a different figure to adjust it first.
